Quiet is one of those things you rarely see on a house specification, but you notice it immediately when you walk inside. The road feels further away. Bedrooms feel calmer. Outside noise drops when the doors close. That leads to a common question about modern lightweight construction:
Are panelised homes noisy?
The short answer is no. A properly engineered panelised home can achieve very good acoustic performance, and where a site is exposed to higher levels of noise, the specification can be upgraded accordingly. TheHouz homes are panelised permanent dwellings manufactured using modern methods of construction, not lightweight cabins or temporary modular units.
Good acoustics come from the whole build-up
Acoustic performance is not determined by one material alone. A good external wall combines several elements:
- external cladding;
- ventilated cavity;
- insulated wall panels;
- structural layers;
- membranes;
- internal linings;
- properly sealed junctions.
Each layer contributes to reducing sound transmission. Airtightness also plays an important role. Sound travels very effectively through gaps, which means poorly sealed windows, doors or service penetrations can undermine an otherwise good wall. The same attention to sealing that improves thermal performance also helps improve acoustic comfort.
Standard performance is already strong
For normal residential locations, the standard TheHouz wall, roof, window and door build-ups are designed to provide a comfortable internal acoustic environment. But not every site is the same. If the house is located close to:
- a busy road;
- railway line;
- airport or flight path;
- industrial area;
- other significant noise sources.
The acoustic specification can be enhanced. The important thing is to identify that requirement during design rather than trying to solve it after the house has been completed.
Windows are critical
On many homes, windows and doors are more acoustically sensitive than the walls themselves. This is why glazing specification matters. For a normal residential site, standard high-performance glazing may be entirely suitable. For noisier locations, we can consider:
- acoustic laminated glass;
- different glass thicknesses;
- asymmetric glazing configurations;
- enhanced frame systems;
- upgraded perimeter sealing.
It is also worth noting that triple glazing does not automatically mean better acoustic performance. For certain types of noise, a properly designed acoustic glazing unit may perform better than a standard triple-glazed unit. The right specification should be selected for the site.
Factory installation matters
The acoustic performance of a window depends on more than the glass. Installation is equally important. Because TheHouz wall panels are manufactured in controlled factory conditions, windows can be installed and sealed accurately before the panels arrive on site. This allows better control of:
- frame interfaces;
- airtightness;
- perimeter sealing;
- weatherproofing;
- installation tolerances.
A high-performance window with poor installation is still a weak point. That is why the complete system matters.
What about rain on the roof?
Rain noise is another common concern with lightweight construction. A thin sheet of metal can obviously be noisy. But a residential roof is not a single sheet. The TheHouz roof incorporates multiple layers, including insulation, structural components, membranes and internal ceiling finishes. This layered construction significantly reduces impact noise from rain. Heavy rain may still be audible, as it is in most buildings, but the roof should not behave like a lightweight shed or basic cabin. Where a project has specific acoustic requirements, additional acoustic treatment can also be incorporated into the roof build-up.
Internal acoustics matter too
External noise is only part of the story. Inside the house, everyday sound transfer can matter just as much:
- television beside a bedroom;
- bathrooms next to sleeping areas;
- washing machines and appliances;
- children sleeping while others are still using the living space.
This is why layout is part of acoustic design. TheHouz layouts are developed to create sensible separation between living and sleeping zones, and internal partitions can be upgraded where increased acoustic privacy is required. Because our current homes are single-storey, there is also one very practical acoustic advantage: no impact noise from people walking on the floor above.
If the site is noisy, tell us early
If you are building near a road, railway, airport or other significant noise source, let us know during the design stage. We can then consider:
- house orientation;
- bedroom positioning;
- reduced glazing on the noisiest elevation;
- enhanced acoustic glazing;
- upgraded wall build-ups;
- internal partition improvements;
- location of ventilation openings and services.
This is generally much more effective than trying to correct acoustic issues later.
